How Often to Clean Windows in Pensacola's Salt Air

If you live near Pensacola, your windows get dirty faster than they would in most of the country. Salt air off the Gulf and the Sound, months of humidity, pine pollen every spring, and summer storms all land on the same glass. Windows that looked perfect in March can be hazy by May. So the real question isn't whether to clean them. It's how often.

The short answer

For most homes in Pensacola, Pace, Milton, Gulf Breeze and Navarre, four cleanings a year (once a season) keeps the glass ahead of the buildup. Homes a few miles inland with little tree cover can get by with two. Homes on the water, on the beach, or right on the Sound usually need all four, because salt film starts building again within weeks.

How often by where you live

• Pensacola Beach, Perdido Key, Navarre Beach and waterfront Gulf Breeze: 4 times a year. Salt spray never really stops.
• Tiger Point, Holley by the Sea, Soundside Navarre and homes within a mile or two of the water: 3 to 4 times a year.
• East Hill, North Hill, Cordova Park and the rest of central Pensacola: 2 to 4 times a year, depending on trees and sprinklers.
• Pace, Milton and Cantonment: 2 to 4 times a year. Less salt, but heavy pine pollen in spring and sprinkler spots year-round.

Why salt air changes the math

Salt doesn't just sit on glass. Mixed with humidity and morning dew it dries into a thin film, and every rain or sprinkler adds minerals on top of it. Left long enough, that film bakes on in the sun and turns into spots that a normal cleaning can't lift. At that point you're paying for hard water stain removal instead of a cleaning. Cleaning every season keeps the film from ever getting that far.

What each season does to your glass

Spring (February to April): pollen

Pine and oak pollen coat everything yellow-green, and the first spring rains glue it to the glass. A spring cleaning after the heaviest pollen is the one most people notice right away.

Summer (May to August): storms and sprinklers

Afternoon storms splash dirt up onto lower panes, and sprinklers running every day leave mineral spots on the windows closest to them. This is when hard water spots start.

Fall (September to November): hurricane season leftovers

Hurricane season runs June 1 to November 30. Even a storm that misses us can leave a layer of salt and grit across the whole house. A fall cleaning clears it before it sets.

Winter (December to January): getting ready for spring

Lower sun angles show every streak inside and out, and it's the easiest time to get on the schedule before pollen season.

Signs you've waited too long

• A hazy white film that glass cleaner won't wipe off. That's mineral buildup.
• Black specks in the corners. That's mildew starting in the gasket.
• Rainbow streaks at certain angles. That's residue from an earlier cleaning.
• Salt you can feel with a fingertip, common within a mile or two of the water.
